About ConstructDetails

A technical services provider supporting construction and architectural project teams with estimating, drafting, shop drawings and model coordination.

WHAT WE DO

Technical support across the project

ConstructDetails prepares the documentation that sits behind construction work: measured quantities, material and cost information, fabrication and installation drawings, and coordinated models. Our drafting work covers specific components and trade packages — such as millwork, openings, finishes and metalwork — rather than complete house or building design. The work is produced from the drawings, specifications and models supplied by the project team and returned in the formats that team already uses.

OUR SERVICE APPROACH

We start every engagement by agreeing scope in writing: what is included, the level of detail, the output format and the schedule. Where source information is incomplete, we raise it rather than assume it. Deliverables reference the drawing revisions they were produced from, so anyone reviewing them can trace a figure or a dimension back to its source.

AREAS OF SUPPORT

Cost Estimating & Planning

Takeoffs, material and quantity documents, budgets, bid support and change order review.

Drafting & Shop Drawings

Fabrication, installation and detailing packages across nine trade areas.

BIM Coordination

Model federation, clash detection and issue documentation.

WHO WE WORK WITH

General contractors, subcontractors, builders, fabricators, millwork contractors, architectural product contractors and construction project teams.

How a project runs

The same five steps apply whether the work is a takeoff, a drawing package or a coordination round.

STEP 01

Project Submission

You send drawings, specifications, models or a written scope, along with the deadline and the output format you need. Large files can be shared by cloud link.

STEP 02

Scope Review

We review what has been supplied, confirm what can be covered, identify missing information and raise any questions that would otherwise become assumptions.

STEP 03

Project Confirmation

Scope, level of detail, deliverable format, revision allowance and schedule are confirmed in writing before work starts.

STEP 04

Estimating / Drafting / BIM Work

The work is produced and checked against the source documents. Queries arising during production are raised as they come up rather than held to the end.

STEP 05

Review & Delivery

Deliverables are issued for your review in the agreed formats, with assumptions and source revisions listed. Comments are incorporated within the agreed revision scope and the final files are issued.

Frequently asked questions

Answers to the questions we are asked most often, grouped by topic.

GENERAL

Working with us

What information do you need to start a project?

Current drawings or models, any specifications and schedules, the scope you need covered, your preferred output format and the deadline.

Which project types do you support?

Commercial, residential, hospitality, retail and institutional work, across new build, fit-out and refurbishment.

ESTIMATING

Quantities and cost

What is included in a quantity takeoff?

Measured quantities for the agreed trades, structured by area or package, with source drawing revisions and any assumptions listed.

What is the difference between a BOM and a BOQ?

A bill of materials lists the physical items to be purchased or fabricated. A bill of quantities sets out measured work by section so it can be priced and compared.

DRAFTING & SHOP DRAWINGS

Drawing packages

What types of shop drawings do you provide?

Millwork and cabinetry, architectural woodwork, stone and tile layouts, openings and hardware, drywall and ceilings, finishes, glazing, miscellaneous metal, and precast placement diagrams.

Can you prepare drawings for fabrication?

Yes, to the level of detail your shop requires, once scope and detail level are agreed at review.

BIM COORDINATION

Models and clashes

How does BIM clash detection work?

Models are federated and tested against agreed rules and tolerances. Results are filtered, grouped by location and issued with viewpoints and a status for each item.

Who resolves the conflicts?

We identify and document them. Resolution decisions rest with the design team responsible for each element.

Scope of services

A plain statement of what our services cover, and where design and engineering responsibilities remain with others.

SERVICE SCOPE

What our services are for

The estimating, drafting, detailing, shop drawing and BIM coordination services described on this website are intended to support estimating, fabrication, coordination, planning and related project activities within the scope agreed for each engagement. All work is prepared from the drawings, specifications, models and other information supplied by the client or the project team.

Estimating services

Quantities, material documents, budgets and cost reviews are prepared from the information supplied and reflect the drawing revisions stated in the deliverable. Cost figures represent an opinion of cost based on that information. They are not a guarantee of tender results, supplier pricing or final construction cost.

Drafting & shop drawing services

Shop drawings and detailing are technical documentation developed from design intent information for specific building components and trade packages. They are not a substitute for complete architectural or engineering design, and drafting or detailing does not automatically include engineering calculations. Miscellaneous metal and railing detailing does not include structural calculations unless separately specified as part of the project’s engineering scope. Precast and rebar placement diagrams reflect the engineering design information supplied to us and do not constitute structural design.

BIM coordination

Coordination services identify and document conflicts between modelled elements according to the rules and tolerances agreed for the project. Design resolution of those conflicts, and responsibility for the underlying design, remain with the relevant design team members.

Design & engineering limitations

Where a project requires complete architectural design, engineering calculations or code compliance review, those requirements remain the responsibility of the design and engineering team engaged for the project. Our deliverables are limited to the technical documentation and coordination scope described above.

Client responsibilities

Clients remain responsible for supplying current and accurate source information, verifying field dimensions and site conditions, obtaining any required approvals, and arranging review and approval by the project’s design team where that applies.

This page describes the intended scope of our services. It is not a statement of compliance with the requirements of any particular jurisdiction or code, and it should be reviewed by a qualified advisor before publication.
